But if you needed that water, you could get that water, trust me, near Diamond Lake. What a beautiful property, 1.66 acres. Come on, man. $79.99. That's it. Less than $8,000.

Look, somehow, someway, somebody tanked the price of gold a few weeks ago. I don't know what happened. Look, I don't follow that stuff. People just start complaining. The price of gold dropped. Literally, I don't know what happened. And please don't chime in the comments what happened. It doesn't matter. What matters though is you see, for the entire lifetime of humanity on this planet,

Humans have been able to go into the earth and extract gold out. And typically, typically there's about one ounce of gold for every person on the planet. So as the people and the population rises, we extract more gold. When prices go up, we extract more gold. When prices tank, well, we stop extracting the gold. Gold, you can pull it out of the ground. Land and dirt does not.

Look at the property. Look, you can see a car on the road.

And it says, do you ever do homes? Well, the way that the channel works is that we, the properties that you see on this video are featured by the sellers. Some sellers choose to feature a property, some don't. That's not up to me. It's up to them. However,

I've rarely seen a home on the video. I'm not gonna say I haven't, but that doesn't mean that there's not homes with owner financing available on Landmodo And the way that you get there is you can literally go to the search page on Landmodo and you can choose category. And there's a category there that says homes, homes for sale. And if a seller has a home for sale with owner financing, it is possible to get it there.

It is possible. So, the answer is, you probably won't see it on the video, generally. However, it doesn't mean that it's not on the website. know, grass roads and paved roads. That's why I used to go out there and used to say, it's got a paved road and power because it is a mix. But this just shows you how, this is one of the things I really love about the county is that it shows you, number one, it shows you that.

Even though this county literally touches the Gulf of Mexico, Gulf of America, the Gulf, whatever you want to call it.

Look, I grew up in Florida, man. It's always been the Gulf of Mexico. Now we change it. It's Gulf of America. Gulf of America. The Gulf. Okay. Okay. The county literally touches it, which is rare, but then you also have, you know, you have rural land in there too. So it's a beautiful mix of not just overpopulated building beach goers,

It's a mix. It's a beautiful area. You gotta check that one out. All right, moving on. We're going to Jackson County, Florida. Jackson County, we have a 1.3 acre property, 18,500. I know for a fact that when you look at this property, I know for a fact that you notice that there's a blue line around that one property.

And if you go right over here to this one, this one is available with this one, same seller. Same seller has both of them. So this is a 1.3 acre property. This is a 1.15 acre property. Together they're almost two and a half acres.

because one of the things I talked about in the last video is how the cost of land is typically around 25 % of the price of your home. And someone in the comments said, that's garbage. A $9,000 lot. That means that the house is $27,000. You're not moving on to a lot for $27,000 in Florida. True. That's true. That is 100 % true. You're not gonna do it.

However, the point is misunderstood. And what I'm trying to say is that when you look, when you go to a builder or when you go to a house that's already built, they will have some number in there that's the cost of the land. And the cost of the land is typically around 25 % of the entire structure, of the entire property. So if you bought a million dollar house,

They would say typically ballpark estimate is around that the land value is worth a quarter million dollars. That's the way that they price it. The builder's not gonna tell you that, but you go look at what the assessed value of the land is or you look at what they bought it for, that's typically the way that it works. However, on a $9,000 piece of land, this is my point. Think about this one for a second. If you buy a $9,000 piece of land like this one right here, okay,

Well, let's just say that you were gonna build a home on there, depending on how big of a house you're gonna build. Let's just say that the home is, I don't know, $200,000 to have it built. I don't know what it costs, a quarter million dollars to have it built. Okay, you go do that. Look at how you're helping your affordability, because you're not spending $50,000 on a lot.

You're spending $9,000 on a lot. And if you went and you wanted to do what other people were doing and put a mobile home on here to start, well guess what? A mobile home, depending on what you get, could be $50,000 to $100,000 ballpark. And look, I don't know the exact numbers. That's not my job to know those numbers. However, that's the whole point is your cost of land is so low that this is how we attack the affordability.

I'm going to throw the sellers a curve ball. They're not going to know what to do with this one. Tell you what, you tell them, hey, give me a Starlink, baby.

$5 billion in this county. Yeah, you know what that means? this is, if you're a bucket for investor, this is the stuff that you have to look out for. Bucket for investors, you're thinking about the long term, you realize like land is the new gold like that other ad reference. This is the thing, if you see in the news that a big data center's gonna be built somewhere and you're like, I don't wanna live near the data center, cool, no problem. But you know what the data center brings?

Jobs, jobs. And you know what those data center jobs need? Places to live. And if you think for a second that a data center coming nearby, $2 billion being invested into that area, and I'm not saying it's in the county, it could be locally, I don't know where it is. I'm just going by the headline that's up there. But I can tell you that when a big project goes in, within a 60 mile radius of that,

People who need to work and who are going to go for the jobs need to buy land. They need to buy a house, place to live.
