Hello land seekers, if you're looking for land, you're in the right spot because on this video I have 53 properties all with owner financing. What does that mean? It means that you can buy or invest in the properties that you see on this video without a bank, without a big down payment, without a big monthly payment. It's possible and some of these properties that you might see today have zero down payment. How is this possible?

It's using owner financing. That means that the owner of the land will finance for you the property so that you don't have to worry about a bank or any of the other hassles that go along with traditional real estate investing. Is it real? Absolutely. I'm Scott from Landmodo.com and this channel is about helping you to make your land ownership dreams a reality. And we're going to jump right in, right now, with our very first property. And this one is in Izard County, Arkansas.

We have a quarter acre lot, cash price on this one is $2,900, with 100 down and then 70 a month for 48 months. Now, I call this a Ben Franklin property. Why is it a Ben Franklin property? Well, know, old Ben is on the $100 bill and ultimately your monthly payment and your down payment are less than a Ben Franklin. Now, this is also for 48 months. I don't love the term. Just being honest with you, I don't love the term. So you can negotiate these numbers.

when I pause and I give you tips. Not that they're mean, but whenever I tell you to negotiate something, they're not malicious either, but I'm looking out for you. And here's what I want you to do. I tell you all the time.

the numbers are negotiable. In this case, the cash price was $10,000. How do I know that? Well, it says it up there, but also some quick math in my head over there. 165 times 60 plus 100 is close to $10,000, according to my quick math. I could be off a few bit. However, you know what I would like to do? If they're offering for 7,500, what I'm gonna do is I'm gonna take the $100 off. That means I'm financing 7,400. I'm gonna take 7,400.

divided by 60, and that's gonna be my monthly payment. That's the deal I'm gonna make them. And I can almost with confidence, not 100%, but with confidence, I can guarantee you, you'll get a deal done. Otherwise, you're gonna move on to this property, where it's one and a quarter, $8,500, with 149 down and 167 a month. And look at this one, it's near Lake Mead. Who doesn't wanna be 20 minutes from Lake Mead? Look at this.

This is possible if you're looking at this one and you're negotiating with them and they're like, well, we really don't want to go to it. You just be like, okay, listen, I'm going to go to this one right here.

California. The library I've named it. I've nicknamed it. I've already done this. Listen, I expect to go to Modoc County. I expect to get there and I expect to see a sign that says Scott says this is the Library of America.

Most of the land that you see in Coastia is going to be five acres. Five acres here, $59.90. $50 down, Ben Franklin property for a five acre property. on. $50 down and $99 a month for 60 months. The math just works, guys. Come on. They're talking about dirt cheap? Ha, they got dirt.

You got me. You ride in, you cut off the engine, and you set up camp on your own ridge with nothing else around you.

You know, look, I live in an HOA and it's not terrible. Okay, look, every now and then the HOA person, they get in their car, I guess they gotta go do their drive through, whatever, and it's annoying because you get a letter that says, your palm tree, palm from is dead. Well yeah, because it froze. What do you want me to do? And they're like, you gotta cut it.

The thing is like 20 feet tall, okay? What do you want me to do? You want me to climb up there? I don't even own a ladder that tall, come on. So they're like, got 30 days to solve this problem. I go, okay, cut down the tree. Not cut down the tree, cut down the palm frond. Maybe I cut down the tree, that's surprising, wouldn't it?

solve the problem, that's a Clark Griswold move, just take the chainsaw and just, you know, cut it down, tree's gone, no problem, no more HOA violations. So there are some HOAs that are annoying, you know it, you see, you read the same papers I do, you see these things, you're like, this is ridiculous.

You have no HOA here. That's a plus. Imagine for a second, HOA is a new thing, 40 years old, 50 years old maybe. Our grandparents, great-grandparents, they didn't live in an HOA, maybe later in life, but they would have been like, are you kidding me? Forget that. $8,100. 150 down, 140 a month for 60 months. I mean, maybe it is, but the price is similar. 89.40 versus 8,100. So see, this is where the negotiation cap comes on. This one is 149 for 60 months. This one is 140 for 60 months. So see, they're very, very similar.

$749 down. You know I'm telling this seller? Number one, we're talking price, baby. Let's go to the cash price. What's the deal? Let's make a deal. But $749 down. Now, there is a tendency, there is a hesitancy sometimes when you're owner financing to feel like, oh well, they're doing me a favor because they're financing it. And that's true, they are financing it and they don't have to. They really don't have to. They can go try to sell it for cash. And lots of people do that.

Okay, well, this is a big lot compared to most of the lots in the area. Most of the lots in the area are, let's say, a quarter acre lot. And so they're a quarter acre and they're about...

And then the properties there, you got one that splits off. looks like, let's just call it to the north, because I don't know which way this is, but it goes that way, the north. So on the south side, you got this like ⁓ triangle looking one. And that's pretty cool, especially the fact that you have a clearing, you can't see the clearing because it's behind my head here. But there's a little bit of a clearing there. That's really, really cool.

I told you guys at the beginning we'd find properties with zero down and there's lots of them, man. There's lots of them. You know what? I'm telling you guys to negotiate. I'm negotiating every one of them to zero. See, just ask them, can I do zero down? Why not? Why not? I would try it. The sellers are cringing right now. They're like, Scott's lost his head. No, I haven't.

A relative of mine recently moved into an apartment. She has a one bedroom, one bath apartment. It's close to this that they're advertising here. It's just shy of two grand. The math doesn't add up. Inflation was not that bad. Out of curiosity, I needed to go find out what that apartment was costing today. That two bedroom, two bath apartment that I had.

Okay, and look, frankly, the banks really only like you when you have great credit and they know they can verify everything, which is fine. That's the strategy that they have. thing that we need to fight here is we need to fight this affordability crisis. You see, if you bought a piece of land, I'm going go back for a minute. I'm just going to use this one. First of all, this is not Putnam County. This is Colorado. I don't know why it says Putnam County. It's five acres in Colorado. It clearly says five acres in Colorado, but it's also labeled as Putnam County, Florida. So I have no idea why that is. So I'm going to go back a page because I'm going to talk about this one for a minute. But think about this one for a minute.

$9,000 buys you the land. And okay, then you go, you need to put some place to live on there, because you can't just live on the land like that, you need something. So you're have to put some infrastructure in. Maybe it's a mobile home, maybe it's a tiny home, maybe you want to build something, it doesn't matter what you do. But theoretically, land typically costs about 25 % of the building cost of a home. So when you go out and you look at these builders that are buying homes or selling homes for three, $400,000,

The price of the land is a quarter of that ballpark. The way that you beat them is you buy your own land and you deal with your own housing on there. You don't necessarily go buy one that's already built or you go buy something. It's too expensive. Now this is also gonna require infrastructure that you have to put in. That's what you're paying them over there. But remember, when they put in the infrastructure, when they put in the pipes, when they put in the water, the septic tank and the well,

Well, guess what? On every one of those, they add a profit margin. Here, you're not adding a profit margin when you do it. That's why I believe that land is a big deal, because you not only beat the banks, you also beat the housing crisis, too. Now we're going to go to this property, because this one's out of order. Again, I don't know why it says Putnam, because it's clearly Colorado. It's clearly Costilla. Five acres, $8,000, with 200 down and 199 a month for 60 months.

You know what AI's not gonna take over this piece of land. I mean, maybe the robots are coming. Maybe the robots are coming. But they're not gonna take over the land. I mean, maybe, maybe they will. I don't really know.

This week, I'm getting on a side track, but look, we're friends. I'm just gonna tell you. This week I go, I'm in California. Okay, I was there for some work meetings and ⁓ I wanna go from my hotel, I wanna go to Venice Beach. It's not too far, it's like seven miles away. No, it was two miles away, seven minutes, sorry, seven minutes away, two miles. And ⁓ I'm like, well.

I didn't have a car, so was like, I'll just take an Uber. But instead of the Uber, I went to the Waymo. That's the Google self-driving cars. If you have not ridden one of these self-driving cars, it is an experience. This was my fifth, sixth, and seventh trip in them. It's an experience. It's really fascinating to see how Google, how the robot can drive a car. Little weird at first, but I'll tell you what, it's a very safe driver. It really is. I feel very comfortable in that car.

I get out of the car. It gets me to my destination. I get out of the car. I have to watch out because I almost get run over by this little machine. It's called a Coco. It looks like a cooler on wheels with a little flag and it's like on the sidewalk. I had to get out of its way. So did a lot of other people. It was in a hurry. A little Coco there was in a hurry. And it's taking food, I guess from a restaurant to someone's house or something. I don't really know.

And I'm like standing there as my self-driving car drives away as I get almost get run over by the cocoa food delivery robot. And all of sudden I had this revelation, holy cow man, you were living in the future. Then I went, got some food. I took her a little walk and then guess what? Then I got my self-driving car again and it drives me back to my hotel. It's nuts.

900, what? $995, that's it. Not even a grand. Listen, this is why you need to buy this property because I think the robots can buy, I think the robots have a thousand bucks. They can figure out how to get a thousand bucks. Trust me, trust me. $95 down and $45 a month for 22 months. This is property number three four, no, three one.
