Without further ado, let's jump in and let's look at what we can afford today with owner financing. Here we go. Our first property up today is in Izard County, Arkansas. We have a 0.37 acre property. Check this one out. You got to check it out though. Look, it's close.

to Ben's Creek. I don't know where Ben's Creek is and I sure don't know Ben, but what I can tell you is that there's power nearby and you can get this almost 0.4 acre property for $49.95. That's $112 down and $112 a month for 60 months.

taxes on there, you have the ability to contact in the owner and you're like, wait, wait, how does this thing work? The owner will finance the property for you. So you do not need the credit. You don't need a bank. You make your down payment. You make your monthly payments and it's all yours, baby. That's the way that the system works. And you do that on this property for 60 months. How do we compare and contrast these properties together? Because you've got multiple Apache Arizona properties. Some look like they're more affordable, whereas here you have almost a half an acre and this half an acre is like more expensive than let's say an acre. How does that work? It goes back to the infrastructure. What's nearby? That's the way that land and even where you live works. Wherever you are today,

It's more expensive than, I don't know, somewhere else in your county that's more rule, right? Like supply and demand, that's whole thing. works. That's why it works. So here in this case, we have a 0.4 or five acre property, but look, we have power poles there. That power's not cheap, man. It really is not cheap.

It says two payments off on any parcel if you secure by Monday. And you get a third month off if you give a referral. what it says. So you gotta get the details, man. That's $8,900 for the cash price or 200 down and then 160 a month for 60 months.

And again, these are seller submitted. I'm standing here and I'm like, two payments off. I need to know what that means. And maybe it's in the listing or maybe you need to contact the seller and ask them and then be like, hey, wait, do I get a month off for everybody that I refer back to you that buys a piece of land or something? Because guess what, man? I'll be your biggest advocate. Hey, guess what? I, Scott, should do that and then refer them

One of the 10 years ago I bought my first property over 10 years ago. It's 11 years ago. I bought my first property and the first one I bought was in ⁓ Pershing County, Nevada. Like I said, I'd never even heard of the place before and I bought the property simply because it was 40 acres and it was affordable. It was like man jewelry. Honestly, I was like, I just bought 40 acres in Nevada. What?

I'd never, I hadn't even been to the area, but I looked it up. I looked on the map. I looked at where it was. Yeah, I it on the internet. I bought it just like you're looking at it, but I didn't have someone like me to tell me to go do this. I just found that. Now, here's what I found is that land, it increased in value. Like it increased in value before I knew it. People were offering me more than what I paid for it. Eventually I did sell it.

But when I showed my father, was, he's now passed. But when I showed my father this piece of land, I'm like, dad, look at this 40 acres I bought. The most land that he ever bought was 20 acres. He had owned 20 acres at one point. But I'm like, dad, look at this 40 acre lot. And he's like, what are you going to do with that? I'm like, I don't know. I don't know. But it was affordable and they don't make it anymore. They don't make it anymore. He's like, okay, that's a good point. Showed my wife and she's like,

050. Okay. I said, Ooh, because I haven't seen a number that low in a while. I wonder how they got that low of a number, a property number. All right. Changing states. We're going to Charlotte County, Florida. We have a 0.22 acre property. Notice this thing is a nice buildable lot. Notice in the upper, I mean, you can look at anywhere on this picture, you'll see other homes around. Okay. You got some nice homes going in there.

So what does this tell me? Number one, tells me that it needs to be a house that we're going to build on this property. So we're not going to be able to put a tiny home on there. We're not going to be able to use this land for bucket three recreational purposes. Okay. Bucket four, you're long-term thinking like you just want the price to go up. Yeah, this is a good one. 0.22 acres cash price, $18,995.

Today that people a hundred years from now will be like, I wish I had a time machine that could go back and buy that land at that price. That's the way it's going to work. So we're lucky to be here right now. You might say, well, I would have been happier like, I don't know, 30 years ago, buying the land. Oh yeah. Okay. Today's in the second best time. All right. Hamilton, Florida, point a 1.5 acres cash price on this one is $35,000.

Power at the roads, because I'm looking over here, power at the roads, corner lot, no HOA, for $194 a month.

That's a good deal. That's a good deal. Okay. All right. The next one, I don't even know what it means, but we're to talk about it. Look at this one. The great jingle blaster event warning savings may cause extreme joy. I, I like, I kind of know what is the great jingle blaster event. That's pretty smart. See, I tell these sellers if they can catch my attention, if they can catch my attention,

If I mention this property, here's what I want to do. I want to, I'm to email them. I'm going to go to LandMower.com to that property. I'm going to email them and here's what I'm going say to them. Hey, what I want to see during the great jingle baller event is a zero down. So I'll do this lot for zero down. You might get it. They might tell you no. Santa Claus said no.

and ask them to finance this property. A bank would be interested in helping you finance this property without the owner financing. ⁓ Let's say I wanted to buy this property. I could go to my local bank and say, hey, I found a property. It's $65,000, it's a piece of land. It's in Fort Pierce, beautiful area by the way. I wanna buy this thing. And the bank would say, okay, cool.

and then they're gonna do a credit check on me and they were gonna make sure that I can afford the payment and all of that stuff. However, then they're gonna break some bad news to me because they're gonna say, Scott, here's the deal. We can do this for you, but you need to give us 20 % down. So let's do some quick math. 65,000, 10 % 65,000, 6,500.

6,500 times two is what? $13,000. So they're say to me, Scott, you gotta give me $13,000 down. Now, maybe I can do that. Yeah, here's your $13,000 down. Let's roll. But think about the number for a minute. $13,000 down. What's the owner want? 200 down.

I began to worry that I was going to have to go back and re-record this video or re-record the intro, which I do not do. This is a one take baby. We don't edit. So for me, I'm starting to sweat here. And thankfully, a land seller came through. Because see, I even hedged my bets by telling you that Jingle Blaster event to negotiate.
