Because if that seller doesn't do what they say they're going to do, that is a financial crime. You got the law in your hands. You think the law wants to get involved with this? Come on. You got protections, OK? You got contracts. You got all this other stuff. So I don't think it's risky at all.

It's you can fix this. I like the price, $5,000. I like it's the fact that it's $1,000 an acre. I like the county. I like the location. What don't I like? Come on, you guys know it. You know what I'm going to say. I don't love that term. But you can fix it. See, you could fix it. And the way you fix it is you negotiate it. You say, yeah, 74 months. Scott doesn't like that term. Doesn't like that term. Use me. I'll be the bad guy for you.

The bank is going to require 20 % down. So let's just do some quick math. I'm going to round up. Let's look at this one again. $30,000. Let's just say this one was $30,000. 20 % of $30,000 is $6,000. So the bank is going to tell you, okay, we'll finance this if you give us $6,000 as the down payment.
